Which ever party you are, you need to employ an attorney to assist you. Drafting a contract, or part of one is outside the scope of this forum; however, the fee to have an attorney perform that service for you is likely to be small and provide you with the assurance that the contract is enforceable.

Such help is not found in this forum. You will need to retain a local landlord/tenant attorney to discuss what you are trying to accomplish and then draft what you need.
