Rights to Legion Hall

Since before 1920 Legion has occupied a part known as City Park. County History book says Legion built the hall. We do not have a deed since we did not buy it. History says a man bought land city but we can not find that it was deeded to city. Last lease was in 1960�s with renewal. Hall in need of repair. Held off doing anything until City gave new lease. Took 5 years but got lease for 10 yrs with renew rights. However, the city says they own the building. City never paid for any building hall or repairs. We put over $14,000 in redoing walls, siding, new kitchen & bathrooms. Rumors (good sources) city is trying to find way to void lease and take building. Making complaints of noise and trash being left (not true) but only since improvements. Tried to buy the land building on but city won�t sell. They are $300,000 plus in debt and need money. Do we have chance of obtaining deed to the Hall or is it the city�s? Is there squatters rights in this situation?

You MIGHT be able to make a case that the Legion owns the property by adverse possession. However, this will involve extensive investigation of the facts, a thorough title search, etc. If you don't trust the attorneys in your city, you will need to find one elsewhere.
