Seller's disclosure falsifying
Hello,
I just purchased a house and found out that there was a hole in the roof and it has damaged the house. The seller said there was no water/roof damage in the disclosure but our inspector found out that the hole has been there for a while and it caused the damage. He coudln't see the damage when he inspected the house first time before the purchase because the seller covered it up with putty, new paint, etc. It has rained since and the damage was visible. The estimate we got was $1,850.00 excluding the damage under the roof deck. We notified the seller and she offered ''one time'' of $1,500.00 and if we don't accept the offer, we'll have to sue her. We don't know how bad it has damaged inside the roof deck, ceiling, and wall. Should we accept the offer or sue her? We have a letter from the inspector saying that the seller tried to cover up the damage in order to sell the property. Pls. let me know if we should accept the offer or try to sue. Pls. let me know if we have a case and if we do what the cost and time would be. Thank you very much for your help.

You need to find out the total cost to repair the roof and any resulting damage. Then compare that amount to the offer. Keep in mind that litigation can be very time-consuming and expensive and they may increase their offer if you can show a good estimate. There is no way to estimate how much a suit would cost.
