Selling our single family home to multiple families

We are selling our home and just found out the buyers consist of a husband, wife, 2 children and her mother. The mother will be on the loan with the daughter. The husband is not going on the loan for some reason. The homeowners covenants prohibit multi family housing. Would there be any legal ramifications to us if the homeowners assn. decides to step in at some point after the sale since we are selling the home to the mother and the daughter? Is this considered multi-family housing?

I represent a number of HOA's as well as doing general real estate law. You, as the seller, have no liability. Once the sale is closed, you are clear. Your purchasers may have problems, however.
