Is small claims court our best bet?
My husband and I rented a home in Georgia in April of this year. We agreed to paint the interior of the home in lieu of a deposit. (The land lady would provide the paint.) On the day we actually signed for the home, the land lady (along with us) agreed that the home needed more than paint. She stated though the house needed more work than she thought, she could not afford all the updates or repairs at once. Because we were going to live in the home, we asked if we funded the repairs up front, could we then have a discount in the rent, until we would be reimbursed. She agreed to this so we proceeded with the repairs. (this agreement was verbal, though we do have receipts from her for the balance due to us.) We have been living in the home for 5 months. The land lady called two weeks ago, stating that she needs to sell the home and cannot afford to reimburse us any monies owed to us, until the home sells. (This reimbursement will also include the deposit - labor rolled into a cash value - and our last months rent. The total sum of $1,900. Is small claims court our best bet, and how do we go about getting in to court? (I have photo's of the before and after.)

It sounds like small claims court is a good bet. Contact the clerk of the magistrate court in your county. They should have forms and instructions.
