Legal Question in Real Estate Law in Georgia

My son recently did a lease/purchase for home. We recently found out that homeowner had an agreement with the mortgage company to reduce her payments because she was unable to make them at the loan rate. The mortgage company states that she was not allowed to lease the house. My son has made 3 mortgage payments and a made a downpayment. Does he have any legal rights to the property or can he recoop his money?

Your son did something very foolish. Apparently he did not use a lawyer and did not do a title search, and both of those were necessary and would have avoided the problem. The expense of that would have been small. He now needs to hire a lawyer to untangle things at a greater cost.
