Legal Question in Real Estate Law in Georgia

My son and wife are in a contract to buy their first home. They have put $3500.00 down in earnest money and paid nearly $1000.00 in 3 different inspections. They were packed all up and all ready to move.. havent closed yet. Thrilled with their new home until this morning when they turned on the Atlanta news and found a lady was found murdered in their new yard. The guy selling is still living in the home.. saw the body and called police. Now they are freaking and really do not want to live there. They are worried about losing their earnest money. They have waited so long and hate this has happened but they will have such anxiety living there now. What can they do?

Unless their contractgives them an out for this (and that's unlikely), should they not proceed they will lose their earnestmoney and may also owe more money (as they could be sued for specific performance, and be sued by the broker for a commission). So unless the seller wants to let them out of the deal, they don'thave options. A contract is a contract.
