Legal Question in Real Estate Law in Georgia

If a tenant pays for ac repair without the landlord's knowledge. Can that person sue for lost wages and deposit. This was done after tenant was given a 30 day notice to vacate because of violation of lease i.e. 3 other unauthorized persons living on property and a dog which is not allow because of a no pet clause. Can I request flea treatment for the premises.

Your post makes little sense. What does AC repair have to do with unauthorized residents, or pets? And what does lost wages have to do with any of it? The simple way to resolve it. Read your lease. If you have violated the terms (ie, breached the lease), the landlord can generally start the eviction process.
