Legal Question in Real Estate Law in Georgia

I want to terminate my lease and willing to pay the extra amount mentioned in the lease, but the landlord wants me to sign a vacate notice which is dated 3 months later.

This will make me responsible for anything which may happen during the three months that I have vacated the apartment,

is this legal, how can I avoid it

Since no one here has read your lease or seen the document there is no way to answer you. Obviously, you should at this point see your attorney, and draft a letter that complies with your lease, rather than blindly signing his form.
