Legal Question in Real Estate Law in Georgia

Townhouse Nightmare

When I purchased my townhouse the realestate agent specifically told myself

and other residents that property was closed to investors. Now, properties are

being sold to investors and then rented to section 8 (HUD HOUSING). The

paperwork in the contract states only 2 renters when in fact they misrepresented

the property - there are almost half renters now. The Concerned Homeowners

have formed an alliance because we felt we have been lied to by the agent and

they knowingly are soliciting investors to buy property which is lowering the

price of our property. Do we have a legal case against the broker, the builder or

the investors?

Re: Townhouse Nightmare

You need to look to the terms of the covenants for the neighborhood, not the verbal promises of the realtor. If the residents are violating the covenants, you may file against them and possibly the homeowner's association as well for not enforcing the covenants.
