I am the power of attorney of my mother's financial responsiblites due to her incapacity to make decisions , How do I go about selling her house in order to take care of her she can not live alone

Consult with someone who is experienced in, and regularly practices, Elder Law. A wrong move in transferring her property may lead to negative consequences when/if she needs government assistance.
