Tree Damage
Neighbor's tree fell on my property 2004. Damage was $850. He paid $200.
Two trees in his yard are leaning and about to fall on my property again and on to my fence. He has done nothing about the trees? Do I notify him in writing about the trees? Or wait until the trees fall again.
Who is responsible for the damage to the fence? His property is rental. Thank you for any advise.

The property owner of the trees is liable only if the trees are visibly damaged and/or diseased. I would suggest that you negotiate with the owner about either removing or trimming back the threatening trees. Tell him that if you can't come to an agreement, you will sue him if the trees fall and damage your property.
