Tricky purchase scenario

I live in a duplex and my next door neighbor and I want to buy the building. However, the property is NOT listed as two separate units on title. In an effort to make this easy for our landlord (and hopefully future seller) is it possible to get a note from a lender covering half the total purchase price? I assume that I must be on title with my neighbor until we can have the property resurveyed as a traditional duplex and then quitclaim each other off the others property. Please feel free to get creative...and thanks in advance for responding!

You really need to see a real estate lawyer to do it correctly - preferably one who has done something like this before. Better to rely on him/her since you need a lawyer anyway, rather than this forum.
