Legal Question in Real Estate Law in Georgia

Wanting out of joint ownership of inherited home

I have inherited my fathers home with 50/50 ownership with my brother. I live in a different state and want the home sold or my half bought out by my brother. He lives in the home rent free. He takes care of the taxes and insurance. I do not want to own the home with him but rather invest proceeds from it in my own way. Is there a way I can make him buy me out or sell the home? My father passed away a year ago and my brother has had a year to decide what he wants to do. He has not made a decision. He has lived in the house for the past 5 years while my father was living with me and then in a nursing home. He has lived rent free that entire time and only has payed the taxes and insurance after my father's death. My father took care of all that expense while he was alive. I do not wish to be in a partnership of ownership with my brother.

There is a legal procedure designed to accomplish what you want. It is called a "Petition to Partition". It is too complicated to explain in this type of forum, but if you want to contact me directly, I will be glad to discuss it with you. Also, in what county is the property located?
