I have real estate which will go to my only child at my death. Do I need a will and why?

Probably not. You can even take it a step further and go ahead and deed the property to yourself and your child "as joint tenants with rights of survivorship". That way, the property goes immediately to your child upon your death and there may be no need to administer the estate. However, I would advise you to consult with a local attorney to review your whole situation and advise if this is a good plan.
