deed with life estate
will a life estate deed be a good way to leave my home and property to my son at my death? and how much would it cost?

There are advantages and disadvantages to using a deed with a life estate in this way, and the age of your son would also affect the answer, so we'd need to ask you details to help answer you. A number of people use this option. A similar option may be to create a joint tenancy with right of survivorship.
