I am the admin of my fathers estate in GA. (He passed in October,2003) I have discovered acres of land he owned in GA & have been told I need to go to the county where the land is located to claim it. I have a copy of the deed and have paid the taxes on the land. My question is do I have to visit the county where the land is located to claim it, or can I have a lawyer or someone visit this place on my behalf?
The location is over 400 miles away & I do not have the transportation at this time to go there. I have received several mailings from other landowners & real estate agents wanting to buy or help me sell this land. I am worried that someone else will claim this land before I will have the opportunity to. Is there a specific period of time after a person's death that land or property needs to be claimed? As far as I know there are no buildings, houses, etc on the property, just trees and bare land.

I know of no time limit. No one needs to go to the county where the land is located. Assuming you have a copy of the deed(s), administrator's deed(s) can be prepared by your local attorney, if you have one. However, you might consider having a title examiner in the county where the property is located to determine if you have uncovered ALL the property he owned.

Your lawyer should be able to easily handle the needed paperwork as to land. There's no need for you to visit. A lawyer anywhere in Georgia can handle the estate paperwork as to realty anywhere in Georgia.

There is no need for either you or your lawyer to visit the county in person. A lawyer can file an administrator/executor's deed on your behalf to transfer the title to the deed into your name, and this can be done by mail or overnight delivery service.
