Life Estate

I was willed a life estate in my mother's home. The house is in need of repairs. If I make the repairs and sell it can I minus the repair bills before disbursing to heirs. I am also obligated to make two mortgage payments on the house so if I also have to repair it, I would be better off to go ahead and sell. I am also the executrix of her will.

If you truly have a life estate, there is no way to sell the property unless the persons with the remainder interest sell their interest too.
