It is a rather straightforward thing for the probate lawyer or real estate lawyer who knows all of the relevant facts. It is not an issue for a website like this based on zero facts, or someone who does not know what to do.
The details on how depend on whether or not there was a will and how the deed reads. If there has not yet bene a probate, some type probate will be needed. That may, depending on the facts be probate of wills, administration of an intestate estate, or no administration necessary. I'd need more facts to determine which.
Once that is complete, there then must be, depending on the facts, an agreement, an assent to devise, or adminstrator's deed.
My office could likely assist if this is in Georgia. I'd need more details. Call me at 404-768-3509.
You don't indicate when the parents died or whether the estates for the parents were probated. If a long time has passed and probate is unnecessary, see a real estate attorney. If the estates are in probate, then the personal representative will have to issue a deed.
