Widow Dies Intestate, Other Heirs to Disclaim Share

First of all thank you ahead of time for your help. My mother, a widow, recently died, without a will, and the house passed on to myself and my siblings. The house was in terrible shape and I have spent tens of thousands on repairs thus far. I intend to keep the house and my siblings have agreed to give up their claimable rights for their share of the property. I was wondering if their is any type of ''form'' document I can write out without having to visit an attorney to make this stick. thanks ahead of time.

Your siblings can sign quit claim deeds to transfer what interest they may have to you. The more important question is have you done anything to transfer ownership from the deceased to the heirs? If title is still in your mothers name you will need to see a probate attorney in order to have good title pass to you.

Houses fo not automatically pass on without a will. There must be a probate, or a no administartion necessary proceeding, and you should have counsel for that. Disclaimer of inheritance also takes correct paperwork, custom written to your case, so yes, you should have counsel.
