landlocked property w/ easement refused

I am a widow and victom of a land grab conspiricy (late husband's family/neighbors) I am fighting through. After 13 mos on the market, I finally found someone to buy my house, we now have this problem. New title search shows no legal access to my property from road making it essentially landlocked. My late husband and I bought the house 15 yrs ago from a family member, have re-financed 3 times. Never have I heard of this very important peice of information. I have so many questions, but most urgent is how can someone sell you a property that is landlocked without discloseing that? Could the easement (agreement) have changed since I purchased said property? Could a change have occured without my knowlege?

I would have to look at all of the paper work: Preliminary Report, Map, Etc. in order to answer your question. However it is not typical for a title company to insure a landlocked parcel so there is definitely something strange going on.
