Landlord proof of effort to sale home

I moved from Hawaii to Texas in June 2000. My Hawaii landlord did not let me out of my lease contract which ends Feb 2001. I have been making full monthly lease payments to my Hawaii landlord.

Duing the final house inspection before I moved in Jun 2000, my Hawaii landlord told me they were going to place the house on the market for sale.

As of today, 14 Oct 2000, the landlord has made no attempt to place the house for sale or find another tentant.

Is the landlord obligated to locate a buyer or renter? Seems the law would not let a landlord to just sit back and collect lease without making any effort.

The obligation to find someone to take over your responsibilities is yours, not his. You are the one wanting to breach the original agreement, not him. He has a valid lease. He needs to do nothing.

Your wisest course would have been to find someone to take over the property before you left HI. Now, perhaps a friend or family member can do so for you, but it is not the landlord's job.
