Knowing that your deposit money will be forfeited on cancelling a cancellation of a realestate purchase contract, is there any legal reason the contract cannot be terminated by the buyer.

Your question is confusing ("canceling a cancellation�). I assume that you�re asking whether a purchaser can cancel a standard Residential Purchase Agreement (CAR form). If so, the seller will be entitled to recover liquidated damages in the form of the deposit or 3% of purchase price (whichever is less). Before you surrender you�re deposit � you may other �outs,� including the financing and appraisal contingencies. If you�re represented by an agent in the sale, I recommend that you consult with the agent re your options or a real estate attorney in your area.
