Legal Question in Real Estate Law in Idaho

Can I Sue My Real Estate Agents and Broker?

I hired a real estate agency to sell my home. A second Real Estate person from a different agency showed my home and told me that the buyers were pre-approved. I was told to move out of my home before the 21,st of March so we could close the deal. I moved into a mobile home that I had bid on and my bid was accepted. I was not supposed to move into it until it was paid for , but was told by my agent that the funds would be in the next day after I moved out so thought it would not be a problem. Then I was told it would take longer for the funds. The agent had me come in and sign papers at the title company to close the deal. I did and was told the buyers would be in shortly to sign the papers also, and the funds would be in in friday, the 29th.. I was not told until the day before on Thursday that the loan did not go thru and there would be no funds until a couple weeks as the buyer had to re-apply for a different type of loan. Buyers at this time have moved into my home. Now I am in danger of losing the home I have moved into and will have to move again. Is there anything I can do , and can I sue the real estate agency.

You shouldn't have moved until such time as both parties closed on the house. You might be able to sue the realtor for making you move out of your house before the buyer's loan came thru. If the buyer hasn't still gotten financing they shouldn't be in your house. It is still your house until you close. My teleph # is 208-345-3817
