While waiting for property title, what collateral to give buyer that already pai

I own a mobile home that is currently in the process of being sold. We just paid off the mobile home, in order than we can hold the title for the home. Because the title must be shipped from the east coast, combined with the process of finalizing all payment for the home, it will take three weeks for the title to arrive. However, the potential buyer wants to pay for the home and take it off the property before the title arrives, as we are just selling the home, not the land it currently resides on. What form of reciept should be issued while waiting for the title to arrive that would both protect us (the seller) and the buyer as well?

A contract between you and the buyer specifying

the terms and the delay in the delivery of the title

should be executed between you.
