Legal Question in Construction Law in Illinois
What Happens if a contractor, who holds a lean, damages the property or removes his work, causing moore damage, ie taking off the roof they just instald allowing rain and snow to infiltrate and causing water damage to all three floors. Is there any recourse for a potential buyer.

1. Home Owner can resort to self-help in emergencies.
2. Breach of Contract against Contractor.
3. Send notice to contractor to enforce its so-called lien immediately. If contractor doesn't file suit within 30 days (if a general contractor) it could lose its lien rights and have only a contract action against you, at best.
4. Report to State, local contractor licensing agencies.
5. Report to Better Business Bureau.
6. Get an attorney to review your contract for other or additional remedies.
