modeling contract validity
Does the contract need a third party signature (witness) for the contract to be valid, if there is a spot for it?

In my opinion, a third party signature, as you
have described, is not necessary. Contracts
can be very complex and sometimes those that
appear simple are loaded with problems for the
unsuspecting party who did not prepare it. I
suggests that you get a lawyer to look over it.
In my 21 years of practicing law, many clients who come to me with problems that could have
been avoided had they gotten a lawyer to read
over the contract before the signed it. Anyone
who signs a contract should beware of everything
that the contract says. I will be happy to
discuss this with you further.

Unless the document is a will or marriage license or something like that, you don't need a third party signature. In general, all that is needed for a valid, enforceable contract is an offer, acceptance of that offer, and consideration (some type of exchange). With some exceptions like if one of the parties is a minor, if you have those elements, you have an enforceable contract.
