Damage by a tenant to an adjacent property

I own a house next to a 24 unit apt. bldg. The parking lot for the bldg. is adjacent to my back yard, separated by a fence. A car in the parking lot drove into my fence causing structural damage. This has happened repeatedly over the years and we have replaced the fence once already due to the repeated damage. Who is liable to pay for the repair/replacement of the fence? Do I have leverage to force the bldg. owner to construct a barricade to prevent future damage?

YOu do have a cause of action to receover the cost of repairs made to your fence and/or replacing it.
