terminating an apartment lease

How can you legally terminate an apartment lease, when you can not afford to pay it. My mother got approved for a senior center control rent and her landlord will not let her break her lease. And it going to be a tough place to have rented out because the landlord leased a building below the apartment to a resturant with hours from 6:30 till 11:00 pm. What can she do? She gave him a notice in writting over a month ago and intends to move out in one week, but he says he'll sue her. She's scared and dosen't know what to do. She has a remaining 4 months on the lease and the senior center will not hold an apartment for her it a first come first serve basis. Please help

Was there a restsaurant located below at the beginning of the lease? If not, and the noise level, heat, pests or smell that did not exist before, she may have a defense to the lease.
