adverse possession

what rights does a person have as a squatter? I need to have someone removed form my property. He does not pay rent, taxes or utilities.

Do you mean to say that he has no written lease, and is only on your property because you have not evicted him? How long has this been going on? A tenant by tacit or actual verbal agreement has right to notice before eviction by a sheirff under court order. Are you willing to spend the money on these costs and attorney costs?
