assignment of lease
I am a tenant . What wording should I include in a residential lease in order to have the lease transfer to new owners & heirs of the original landlord in the event of original landlord's death.

You don't really need to include anything specifically for this. A lease by its nature runs with the property regardless of who owns the property. The only thing that could kick you out would be if there would ever be a foreclosure.
