Legal Question in Landlord & Tenant Law in Illinois

Breaking Lease?

We contacted our landlord 4 months into a 1 year lease, inquiring about leaving our lease due to a family situation that forced us to relocate. We were told they would work with us, they would try to rent out our apt as soon as they could, and that they would keep us updated. We tried contacting her several times over the next several months, but our calls were never returned. Finally, we had to leave, so we wrote a letter and told them to please contact us so we could work this out. We could no longer keep paying. We had to relocate, so we cleaned it spotless, got the carpets cleaned, etc. We were finally contacted about a month after the letter was sent, saying they were contacting a lawyer about breaching our lease. What can happen legally? Will we just be forced to pay the remaining lease balance of 3 months rent?

Re: Breaking Lease?

Yes. That is what you are legally responsible for unless they get another renter in the meantime.
