Legal Question in Landlord & Tenant Law in Illinois

Our condo board sold common area hall space to a unit owner (also a board member) for a few hundred dollars in a Chicago Gold Coast condo. The reason was to give the owner additonal square footage for a renovation project. Residents protested strongly insisting the association should receive fair market value for approx. 30 square feet but the board said thier decision of a few hunderd dollars (an amount determined in private) was final and they rushed it through without a vote by all residents. Is this legal? I'm considering funding my own suit against the board/association to get fair market value for the space but do I have a case? If I win does the association pay my legal tab?
