Legal Question in Landlord & Tenant Law in Illinois

I have a Contract For Deed (I am the Buyer) I have just found out about a year later that the contract was not recorded with the county, and that the Taxes were not paid last year and they were sold in a Tax Sell, What do i need todo? I want to sublet my house that i have a CFD on and moving out of state. the Seller is telling me that he will not let me sublet it, or rent to to someone even if i continue buying it.

There are some interrelated issues and you should seek out local counsel. Recording an installment contract is really your responsibility and for your protection. If the contract required you to pay taxes and you didn't, that too is on you. Sold taxes generally can be redeemed (with interest and penalties.....). But whether you have the right to rent it out . . . will be in the installment contract. If the contract is "silent" (says nothing about it), you may have a right to rent it out. Again, have a local attorney review everything......
