Legal Question in Landlord & Tenant Law in Illinois

Deposit Demand Letter

I live in Illinois and I need some advise writing a security deposit demand letter. I want to give the landlord one last chance before taking him to small claims court. Can someone please provide details about the Illinois law concerning security deposits. The building I moved out of is a 3 flat. Any other info I should include in the letter? Thanks.

Re: Deposit Demand Letter

There's nothing specific. I'd reference the day you moved out and the security deposit amount. Unfortunately the small (under five unit) landlords are exempt from many of the tenant protections. If someone has 5 or more units then if they don't give the security deposit back you can get triple the deposit back plus costs and attorneys fees.
