ending the lease early-not responsive to repairs
My landlord does not maintain the house I rent at at all. I have given them a written list of repairs (such as weak porches, inoperable light fixtures and outlets, holes in the outside of the house, rats in the basement, wild animals in the attic) over a week ago and they have not addressed a thing, nor contacted me with any plans to do so. I also let them know that I plan on leaving the house earlier than my lease agreement. They tell me that I must find a subletor. However, the conditions of this house are going to make that quite difficult. Can I legally terminate the lease agreement because they have not repaired anything, or will I be held responsible for the months of rent for which my lease is agreed upon?

You can have the issues addressed and take the cost for same away from your rent payments. I would also suggest you contact the local authorities to report building violations. As far as Illinois law - you may have grounds for terminating.
