The Eviction Process

I have tenants who have not paid rent since March. I have given them a 5 days notice. After the five days is up I know that I am to give them a 30 day notice, they already stated that they would not have the money then. Should the 30 day notice be notarized and whats the next step if they do not move after the 30 day period?

You are not required to give them a 30 day notice now. They have failed to satisfy the 5-day notice. You now have the right to sue them for possession and past due rent. I can help you do this. I would file a joint action eviction case fopr money and possession. I would serve the papers on the renters and have them in court in 14 days and out in approximately 30.
