Legal Question in Landlord & Tenant Law in Illinois
House Lease
I live in Bloomington, IL and lease a house. The lease agree indicates that I must pay the deposit (one month rent) and two months rent to break the lease. I know that is what was agreed upon, but how do I found out if exceeds what the the city and/or state limits - if any.

You have to go check the local municipal ordinance
Re: House Lease
Check the local Bloomington ordinance that pertains to residential rental property. It may be available online. However, the amount for breaking the lease (2 months' rent) does not sound unreasonable, considering that most applicable laws indicate that the tenant is responsible for the rent for the remainder of the lease term. If you are able to get away with paying two months' rent instead, this will not likely be deemed unreasonable.
