Our landloard cashed our check and in the memo portion of the check we explained the payment: Rent minus maintainance cost. Can they demand we owe the minused amount, after they cashed the check?

Your lease is the document to look at. It may say that you owe the full rent regardless of how you think you're paying it. And assume if the landlord holds a security deposit, it may well come out of that. Trying to "settle" disputes by sending net checks with a memo on the front doesn't do it.
