Can a landlord make us sublet and withhold our security deposit until our actual end of lease date occurs if they have already told us the new tenants have already signed a one year leasing contract and paid their security deposits

?? The landlord can't have both. Either they sublet for the remainder of your term and then get a new lease, or the landlord and they sign a new lease now and release you. Something sounds goofy, unless the landlord is just asking you to guaranty the portion of THEIR lease that overlaps with the rest of yours, and frankly that sounds iffy too.
