New Landlord
Purchased a duplex. The seller was to evict tennants. Embezzlement on the sellers side so no legal documents. What rights do I have as far as going into the duplex? Do I have to wait for the eviction to be complete. I don't have a contract with the previous tenant, nor does the seller (gone with the previous manager). It appears the tenant hasn't been in the duplex for the past three weeks.

Your question is lacking with respect to necessary information. Do you have title to the property? Have eviction proceedings commenced? If you own the property and the tenants have been formally evicted, then you can enter the apartment. If you have title to the property and you are certain they have vacated the premises (can you find this out somehow?), then you can enter the apartment.

More details are needed to answer your question. Beware! There are time requirements to entering a premises even if it has been abandoned. You purchase a property subject to the old landlord's obligations which include complying with all legal requirements to complete an eviction. Notices are required before filing for eviction. If it has already been filed, then you can ask leave of court to step in as new owner. There are many options depending on the exact details.
