my landlord of 5+ years called me today to ask if an investor could come by and look at the property. My lease is not up until 10-31-17. I have never been late on my rent and there are no other problems. Do I have to let someone come and look at the property?

A. Most leases say the landlord can inspect for a number of things - compliance with the lease, to show to prospective tenants who may want to rent after you, and potential buyers of the building ..... So first you have to look at the lease. A lot of these clauses are "loose" meaning there is just the right to inspect....which would effectively be without limitation. However, there may be a notice requirement. In Chicago, for example, landlords of protected buildings can't enter without notice (except for emergencies). But even if the lease is silent on notice, or says at any time, most courts will interpret it to be on reasonable prior notice (except for emergencies). So if the landlord gave you notice, and it's reasonable, you should comply, if for no other reason that if you tick off the landlord and the landlord loses a sale, who knows where that would go......
