Laundry use

I live in a 3-flat and rent out 2 of my units.I offer free laundry for my tenants,which is included in their 1 year lease agreement. My newest tenants seem to run the laundry 8 times weekly for a household of 2 adults, which seems rather excessive. They launder only few items at a time and still use the ''large'' load setting and run the dryer for over 1 hour each time, despite instructing them that the actual dry time is 45 minutes. The machines are in proper working order. Since they moved in my electricity bill increased significantly. Am I in any position to do or say anything or am I stuck with tenants who are taking advantage of a free amenity?

Have you said anything to them? You might want to send a letter to all the tenants with instructions on not abusing the laundry. Mention that the system is being abused and that if it continues, you will be forced to install coin-operated machines. Also, try putting instructions on proper machine use by the machines in hopes that the tenants stop running the machines improperly.

However, if you offer free laundry in the lease, then there isn't too much you can do to change this.
