Legal Question in Landlord & Tenant Law in Illinois
I (Lessor) have signed a lease with the lessee to rent the property aug 1st. I have not received the secuity deposit (However my agent has the first months rent for his service) & has in his possession the secuirty deposit. I do not want to honor the lease as I am thinking of short sale or deed in lieu. what kind of damage I am looking at if I walk away from the lease

If your agent has money, then you have the money. You are obligated to comply with the terms of the lease, and the tenant can sue you for specific performance and/or damages.
