Legal Question in Landlord & Tenant Law in Illinois
I have a prospective tenant she is in college and not working. Her father will be living with her and he has pension income and social security which just fulfill our income guidelines. He has one problem, he was just released from the hospital and he has cancer. I dont want to be the bad guy and be evicting this mans unemployed daughter if he dies while living at my apartmernt. What rights do I have in this situation? I dont want to discriminate, but this seems like a gray area regarding his continued likelihood to pay. Any suggestion would help.

If the tenants do not meet you financial criteria you are free to pass on them. Note anyone can lose a job, or get a job, and you don't know if there's an inheritance of any kind. This could be the case with anyone. Maybe you have too much information? Good luck.
