Quitclaim Deed
If the tenant breeches the contract, will I be able to get my proerty back? If so, how?

Your questions is extremely vague. What contract? What property? Because your reference line says "quitclaim deed," if one were to assume that party A quitclaims a parcel of real property to party B in exchange for something, and party B failed to provide the something to party A, then party A can bring an action for breach of contract (whether oral or written) and either ask to get the the property back, or ask that party B make good on the deal.
Without more information, that's the best I can tell you.
