Refusing to allow tenant a dog

I am a landlord that did allow a pet provision in a college school-term lease. Altho rent payments are timely, tenant has proven to be irresponsible, disruptive toward fellow roommates & their guests (each has a seperate lease)& abuses utilities causing rent increases to fellow tenants. She nows wants a dog which her lease entitles. I want to breach the lease by refusing a dog. I have offered to void the lease entitling her to find housing for 2nd semester which allows dogs. She is refusing. What is her recourse against me as far as a suit for damages?

If you breach the lease as a landlord you could be potentially liable for quite a bit of damages. Many cities have ordinances that allow for statutory damages and attorney's fees when a landlord breaches the lease.

Whether unfortunate or not, you did rent the apartment to your tenant.
