Legal Question in Landlord & Tenant Law in Illinois

I have rented half a duplex to let's call them Dave and Nancy plus 5 kids for over the last 3 years, signed contract. Since July of 2011 we have only word of mouth agreement because I couldn't commit to a full year. They have split up a month ago. I have lots of repairs due to their negligence. Dave is gone, Nancy is trying to fix things but not fast enough. I'm advertising and getting great response but I can barely show the place. Oh, I am 4 months in arrears on rent totaling over $6000. Nancy says she will pay over the next year or so. They only have a tax ID number. I'm afraid they'll skip.

What else can I do?

Evict, or sue them for the rent, or both. Contact an attorney in your area if you need help because if they claim the place is unfit and it's your fault in any way -- truthfully or not -- they would have defenses that could affect the situation. Also discuss the security deposit, if any.
