Insufficient info. If both of you signed the lease, you are not a landlord, but a co-tenant. There are no eviction remedies for you as such. You have what we consider to be in the nature of an "oral partnership" where, assuming you can show that for at least a while both of you paid 50/50, they you have a lawsuit for a money judgment for her deficiency.
