Squatters
My tenant's have refused to come and sign a new lease, although they have continued paying their rent. I no longer wish these tenants to be in the home, but without a signed lease am unsure of how to proceed. I also wish sell my current home and to move into this house myself soon, and will need the money I would spend for an eviction case to make the move. It's been 30 days with the signed lease, and I'm getting concerned about the tenants calling squatter's rights. Does Illinois have such a statute? Am I better off legally to work this with the tenant and hope they don�t squat, or just give in and call the lawyer?

You have a month to month tenancy with the tenants now. You may terminate the month to month by giving a written notice to vacate. The notice must be given more than 30 days prior to the month when you want them to move. For instance if you ant them out by March 1 (and rent is due on the 1st) you must give notice by January 29. If they then fail to leave o r pay rent you must evict them.
